OUR VISION

Project Description

The Mill is a 95,000 SF mixed-use project to be located at 4624 Lancaster Avenue in the Mill Creek area of Philadelphia.

The new, 6-story building (approximately 70 foot tall) will consist of approximately 20,000 SF of commercial space on the 1st and 2nd floors and 5 stories of 74 mixed-income residential units on floors 2 through 6. Separate parking lots will be provided for commercial customers and resident parking. Apartments will include 1-bedroom, 2-bedroom, and 3-bedroom units.

The ground floor will consist of masonry and large store front windows and doors. The skin of the upper floors building will be glass, masonry and attractive color metal panels.

Potential commercial tenants for the building include: a childcare center (approximately 6,000 SF with dedicated outdoor recreation area); health care, fresh food market and community/arts/tech/ business/entrepreneurial and trades training center.

There will be on-site property management office, social areas, meeting rooms, business center, fitness center and high-end amenities.

The project site is approximately 47,000 SF of vacant land with frontage on three major streets (Lancaster Avenue, Wyalusing Avenue and 47th Street).
